     Marvin graduated from college with a degree in Business Administrative.  During and after graduation he worked for a firm in New Orleans for twelve (12) years that developed and managed apartment communities. As the controller, he was involved in the difference phrase of the operations of a number of properties. He has dealt with HUD offices in Mobile, Birmingham, Jacksonville, Atlanta, Miami, and Puerto Rico. During the past twenty years plus, Mr. Dismukes has established accounting and internal control systems to facilitate the operations and the annual audits of 6 apartment complexes (1,000 units). Supervised 30 employees handled HUD regulations and inquiries pertaining to HUD properties.

     Mr. Dismukes has worked with owners for the takeover of properties from the previous Management Company. He has set up bank accounts, requested and checked all files and equipment from previous management, worked with HUD on required paperwork for the takeover, balanced books and worked with auditors on year-end audit reports. He has also contracted with a staffing company for the payroll and benefits plan for Royal Management employees hired the initial employees, set up budgets, and balanced reserves for replacement funds.   


     Mr. Dismukes is responsible for the overall operations, strategic planning, market research/analysis, and the leasing/marketing operations. He also serves as s public liaison with various banks, brokerage firms, local institutions, and regulatory agencies. He supervises the day to day management of the properties, rent collection, and administration of the leases. He has experience as an asset manager as well as a principal in properties ranging from Single-family to large Multi-family. He is fluent in the legal aspects of Landlord/Tenant law and all of the formwork required by Alabama HUD requirements. He has had the oversight of all operations for two 110 unit complexes; with the addition of 192 units, and a host of other properties during his tenure.

     Mr. Dismukes has worked as a property manager for over seventeen years and his responsibilities include: asset preservation, development of scopes of work, contract administration along with asset disposal and marketing & sales. He has extensive experience in property rehabilitation, costs of labor and materials, takeovers both hostile and friendly as well as having delivered over 500 residential and multi-family units as a principal and another 1000+ as an asset manager or property manager.


     Mr. Dismukes oversees the overall management & the accounting department. His duties included the preparation of the monthly property financial packages, annual budgets, annual audits and CAM/Operating.


     The accounting department currently processes payable and receivables for over seventeen properties. Mr. Dismukes also coordinates all long-term management and financial planning for Royal Management. Royal Management is currently using Windows 10, Microsoft Excel and Microsoft Word and uses Real Page Property Management software.
